Property stamp duties are a tax levied on documents relating to the property. It is a one-time tax that is payable upon the execution of certain documents, such as sale and purchase agreements, leases, and mortgages.

Buyer’s Stamp Duty

Buyer’s Stamp Duty is a property tax taxable for all property purchases (residential, commercial or industrial properties). It is calculated depending on the purchase price or market value, whichever is higher.

It is also payable in other modes of transfer of ownership (transfer of shares, trust), except for via inheritance.

Additional Buyer’s Stamp Duty

As of 16 Dec 2021, the government the latest rules of cooling measures to ease the rising prices of HDB and private housing market. Judging on the current measures, it is meant to reduce the pace of the double-digit growth occurred in 2021. The goal is not to make the prices to fall, but rather to align the housing market growth with our economic growth.

Seller’s Stamp Duty

Seller Stamp Duty is a tax imposed on sellers who sold their private property within a 3 years time frame. The earlier you sell your property, the higher the tax penalty. This rule prevents homeowners profiting from flipping properties.

On the surface it would seem like an undesirable tax rule for investors. However, this strengthens the control the government have over the property market, providing a ‘cushion’ for the housing market during a market economic downturn. Which led to one of the main reason why Singapore is a prime country for real estate investment.
